Why this site exists.

Pre-construction is one of the largest financial decisions most Canadians will make. It's also one of the least transparent. Sales offices are designed to compress decisions: scarcity timers, tomorrow-only incentives, all-in numbers that obscure what HST actually does to a deal.

DeveloperDirect is the opposite of that environment. The math comes first. The pressure is absent. The advice — when you ask for it — comes from a licensed Ontario professional who answers to the buyer, not to the developer.

Who's behind The Direct Line.

DeveloperDirect is an independent referral service for pre-construction buyers in Ontario. We don't sell projects, represent builders, or act as anyone's listing agent. We collect inquiries, match buyers with realtors whose practice fits the situation, and stay out of the way.

Buyer inquiries received through this site are connected to a curated network of partner realtors. Buyers pay no fee to DeveloperDirect. Where any project, listing, or builder is mentioned, we disclose the relationship.

What we don't do.

• We don't represent any single builder, project, or development.
• We don't sell leads to the highest bidder. Inquiries are matched to a partner whose specialty fits the buyer's situation.
• We don't use sales-office pressure tactics — countdown timers, fake scarcity, or aggressive follow-up cadences.

What we do.

We publish the calculator above. We answer questions over email and on calls. When a buyer is ready, we connect them with a partner realtor whose practice — neighbourhood, asset class, experience with assignments or with rentals — actually fits their situation. That's it.
